The Buy Back Guarantee helps ease the mind of hesitant home buyers and offers reassurance to those who are still unsure about having their home inspected. Having your home inspected is an important step in the home buying process, but some still skip this step; the Buyback Guarantee is here to promote the use of a home inspection, while ensuring that there is zero risk involved.
What is it?
In summary if our certified home inspector misses anything on the inspection per InterNACHI's Residential Standards of Practice, then InterNACHI® will buy the home for the purchase price. Under the Program, if InterNACHI® determines that the inspector missed a covered item which is something he/she should have identified and reported, InterNACHI® will buy your home back! This provides an extra layer of protection for the buyer during the inspections process.
What is Eligible?
This is only valid on our residential home inspections. This does not apply to our walk and talk home inspections or other inspection services. This applies to your primary residence only. This applies to home owners who have moved into the home and is not eligible for flips, vacant homes, second homes, etc. The program does not apply to homes that has defects that InterNACHI does not require to check for under there Residential Standards of Practice.
The inspection must have been performed by a participating InterNACHI® Certified Professional Inspector (CPI)®.
The guarantee may be honored up to 90 days after closing. If you may be eligible for this guarantee we recommend starting the process as soon as possible. You will need to submit a written or electronic request to InterNACHI® within 90 days of closing.
A home with issues not required to be inspected, per InterNACHI’s Standards of Practice, does not qualify for the buy back guarantee.
The Program does not apply to homes with material defects not present at the time of the inspection.
The home must be listed for sale with a licensed real estate agent
InterNACHI® will pay the homebuyer the purchase price of the home, as shown on the purchase contract when the homebuyer bought the home, less any credits received. InterNACHI® does not pay for the homebuyer's closing costs, real estate commissions, moving costs, or similar fees.
The Program does not apply to homes that had defects or issues that were disclosed by the seller or that the inspector reported in the inspection report.
