Our home inspection reports are digitally delivered the same day as your home inspection appointment. 

We offer a 60-minute post-inspection consultation that can be conducted either on-site after the inspection or once the inspection report is completed and published, whichever is more convenient for you.

During this consultation, we will review the inspection findings with you in detail and provide you with a comprehensive report of our assessment. We will also address any questions or concerns you may have and make recommendations on who would be the best qualified person to further evaluate and repair the defect

We provide you with a checklist of maintenance tasks you should focus on around your home for each season. 

During the inspection we will label each emergency shutoff with tags labeling if they are for Gas, Electric, Water, etc.

A wood destroying organism (WDO) inspection is an important examination conducted by licensed professionals to identify the presence of pests or organisms that can damage wood structures. These can include termites, carpenter ants, and wood-boring beetles. The inspection involves a thorough visual examination of the interior and exterior of the property, with a focus on areas where wood is present, to detect signs of damage and provide recommendations for treatment or remediation.

The “Buyer Backout Coverage” allows a buyer to back out of a home sale due to the home inspection, and Ellingwood Pro will conduct another standalone home inspection within 90 days from the initial inspection period at no additional cost to the buyer. Auxiliary services are not covered by the Buyer Backout Coverage, but it is possible to add them separately, and a 10% discount can be applied to all auxiliary services as a repeat customer.

The Air Quality (Mold and Allergens) test helps to ensure you have the best possible air quality in your home. Samples are taken to test to see if mold or other allergens are hidden in the walls or the air of the home.

The Water Quality Testing Inspection meets and or exceeds FHA/VA requirements. The water sample is analyzed for various contaminants, such as Total Coliform, E. coli, Lead, Nitrate, Nitrite, and Turbidity, as well as Iron, Manganese, and pH. The corresponding water quality report will be issued within two-four business days and will compare the results to national standards. However, these test results are for informational purposes only and are not intended for regulatory compliance. Each test is for one outlet only, and redistribution to third parties is not allowed. The purchase includes lab fees, overnight return shipping and an electronic report.
