New Construction

New construction inspections

Picture yourself walking through the freshly painted halls of your dream home, breathing in that distinct new construction scent, and running your fingers across pristine surfaces that no one has ever called their own.

While it’s tempting to trust that everything in your new build is perfect, you’d be surprised at how many critical issues can hide behind those flawless walls. Even with city inspectors signing off on the major checkpoints, you’re likely to miss subtle defects that could turn into expensive problems down the road.

What Is a New Construction Inspection?

A new construction home inspection serves as your first line of defense against potential building defects and safety issues in a newly built home. When you invest in a newly constructed house, these inspections guarantee that every aspect of the building process meets established building codes and quality standards.

Your new construction home inspection typically unfolds through multiple phase inspections, each focusing on vital stages of construction. These evaluations begin with the foundation, progress through the framing stage, and culminate in a final walkthrough. During each phase, qualified home inspectors thoroughly examine all components, from electrical systems and plumbing to structural elements.

Professional inspectors will document their findings, making certain that builders address any issues before construction continues. This systematic approach provides you with peace of mind, knowing that your new home meets all safety requirements and building standards. It’s an essential step in protecting your investment and guaranteeing that your dream home is built exactly as planned.

Why Should You Get Your New Home Inspected?

Despite common misconceptions, new homes aren’t immune to construction defects and building code violations. Even with city inspectors involved in the home building process, issues can slip through the cracks due to their time constraints and heavy workloads. That’s why getting a new construction inspection is essential for protecting your investment.

A detailed phase home inspection process helps identify potential problems at critical stages of construction. By examining the foundation, framing, and completing a final inspection, professionals can spot issues early.

You’ll also want to schedule a warranty inspection 4-6 weeks before your builder’s warranty expires. This timing allows you to identify any emerging issues that the builder must address under warranty coverage.

Pre Drywall Inspection – Phase 1

Pre-Drywall inspections take place just before the drywall goes up after all other trades have completed their rough-in work to include the framers, electrician, plumber, HVAC, etc.

During the Pre-Drywall Inspection, our certified home inspector will inspect: the foundation; floor system; roof system; wall system; plumbing system; electrical system; HVAC; exterior wall covering; roof covering; and the interior. electrical wiring and junction box, placement; framing; foundation slabs, walls and drains; footings; notching of floor joists; firestop material; pier pads; crawlspace; retaining walls; plumbing pipe placement; waterproofing; flashing for windows and doors; wall studs; any missing metal clips; and the placement of HVAC air ducts and registers.

Final Inspection – Phase 2

The Final Inspection is commonly referred to as a standard home inspection. The certified home inspector inspects the final product of the exterior, interior, and all appliances and components of the house as covered by the standards of practice.
