As a home seller, there are already a ton of things on your mind that you might not fully be thinking of a home inspection. There are so many things that are reviewed and listed on a home inspection. As the seller, check out these top 10 home inspection fails so you can avoid getting dinged on them. We have compiled a list of the top ten ways you can prepare for a home inspection as a seller.

Ensure all light fixtures have working light bulbs

The inspector will go through the home and check all the light fixtures to ensure they are working properly. As a seller it is important to make sure you confirm all your light fixtures have working light bulbs to avoid the inspection stating they are not in working condition.

Replace the air filter

As the seller, you want to make sure you replace the air filter prior to your inspection. Also as s a seller you want to make sure your HVAC system is in top shape and one of the best ways to ensure your HVAC system is working properly is to replace the filter.

Install 6′ downspout extensions

The exterior of the home is inspected during a home inspection. Make sure you have 6′ downspouts to ensure you have proper drainage.

Clean gutters

Clean your gutters prior to your inspection. As a seller it is important to make sure you maintain your home up until the day you close. This includes removing debris and leaves from your gutters. This is something you should stay on top of all the time but if you have not cleaned them for a while it is a good idea to do it prior to the inspection.

Remove any exterior plants that are in contact with the home’s exterior

The inspector will look at the exterior of the home and make sure the plants are not compromising the foundation or structure of the home. Make sure you check your outside plants and remove any that are in contact with the exterior of the home.

Ensure all working plumbing valves are in the on position

Make sure all your plumbing valves that are in working order are in the on position. As a seller, the last thing you need to worry about is your inspection showing possible plumbing issues when it was just a valve that was closed.

Ensure all working breakers are in the on position

Make sure before your inspection you check your breaker panel and ensure all working breakers are in the on position. The inspector will inspect the break panel so as a seller it is a good idea to make sure the breaker has all working breakers on prior to the inspection.

Remove belongings in washer, dryer, dishwasher

The inspector will inspect the washer, dryer and dishwasher. It is best to make sure they are empty so your personal belonging do not get damaged but also it will allow the inspector to have a better view of the appliances and inspect it more thoroughly.

Unclog any slow drains

Slow drains can cause a buyer to worry about possible plumbing issues. An inspector will make sure all the drains are functioning properly. A clogged or slow drain could mean there are plumbing issues or it simply just needs some draino to clear it. To be safe, it is best for the seller to unclog any slow drains prior to the inspection.

Ensure smoke detectors are installed and functioning in bedrooms and the areas immediately outside the bedroom

It is important for the home seller to make sure you have working smoke detectors in your home at all times. Make sure you test your smoke detectors frequently and replace the batteries. When selling your home it is best to test them prior to the inspection and verify that you have enough to avoid it being an issue for the inspection process.
