There are so many questions you may have regarding home inspections. During the home inspection process, so many things are running through the client’s mind and they probably have a lot of questions. They are nervous about the house in general, major things the inspector might find, how the inspection process will go, etc. It is important to feel comfortable with your home inspector. This means asking questions during the inspection process. There are so many questions you may have during the inspection process so we have created a list of great questions to ask your home inspector.

For starters, the first question many people ask is

Question 1: When Can I Schedule my Inspection?

Question 3: When Should I Arrive at The Property? 

This is a great question that many people have. To answer this question, typically a home inspection process can take 2-4 hours to complete depending on the age and size of the property. At Ellingwood Pro we usually recommend a client coming to the inspection about an hour or 2 after the start of the inspection to give our inspector time to go through the property first and then go through a second time with the clients. Question 4: How is the Report Delivered?

Another great question. To answer this question, at Ellingwood Pro, we deliver our inspection reports digitally. This makes it super convenient for clients and agents as they can view their report and photos from a computer or even a cell phone.

Question 5: Can you Please Explain this to Me? 

If you are confused, be sure to ask your inspector questions for clarification. Our inspectors are happy to answer any question you have. Especially when walking through the home with the inspector and they are pointing things out to you, make sure you ask any questions to help you best understand the area of concern so you can fully comprehend what they are referring to. Make sure you ask your inspector questions. They will write a full report about the house but it may be easier for them to explain when talking with you in person instead of when you begin reading their report.

Asking your questions while the inspector is in front of you is the best time to ask the questions, but we know it can be easy for a question to slip your mind. That’s ok! If you think of a question after you receive your inspection report, you can give us a call for clarification.

Question 6: Is this a Major Problem and Should I Hire an Expert?

A very important question. When you are discussing issues in the home or even viewing the report it is important to understand if something is a major concern and requires an expert to look at or if this is something fairly normal and not as urgent to get fixed right away. Most home inspectors will not be able to provide you with an expert opinion on the cost of something to be repaired or the amount of work needed to fix it.

For major issues such as foundation damage, roof issues, HVAC problems, electrical concerns etc. make sure you hire a professional in the field for their expert opinion on the problem. When an inspector is writing up their report they will include all their notes and photos of the home. Many of the items listed on the report are minor with only a few significant issues. Be sure to ask questions and best understand any major issues with the property when talking to the inspector to help you from becoming overwhelmed when viewing the final report.
